The EPC is recognized by the Ministry of the Environment and Energy, is issued by an Energy Auditor, and gives information on the building’s energy performance.
The certificate classifies the building into a particular energy rating of A + to H, and suggests ways of improving the energy efficiency of the building.
When is an EPC required?
It is a legal requirement to have a valid Energy Performance Certificate when a building is sold or rented, since January 9, 2012.
As of January 9, 2011, an Energy Performance Certificate is required in the following cases:
- In case of a purchase of a building, in order to complete the legal transaction and sign the final contracts.
- In case of a new lease contract (and not the renewal of existing lease agreements) of single buildings irrespective of square metre.
- In case of participation in the “Energy Efficiency at Household Buildings” program, where two EPCs are needed, before and after the subsidised work.
As of January 9, 2012, an Energy Performance Certificate (EPC) is mandatory when new parts of buildings are rented, which have exclusive use of residential and commercial property and are an independent apartment ownership.
ENERGY AUDITS
According to law 4409/2016 Energy Auditors are classified into three classes depending on their experience and other criteria. Depending on their class, engineers can conduct audits according to the square meters of the building and the strength of its mechanical systems.
A-class auditors can conduct energy inspections
a. in buildings or building units with a total surface area of up to two hundred and fifty square meters (250 square meters)
b. in heating systems with a total thermal output of up to fifty kilowatts (50 kW),
c. in air conditioning systems with a total thermal input of up to fifty kilowatts (50 kW).
B-class auditors can carry out energy audits
a. in buildings or building units with a total area of up to one thousand (1000 square meters) square meters,
b. in heating systems with a total thermal input of up to four hundred kilowatts (400 kW),
c. in air conditioning systems with a total cooling capacity of up to four hundred kilowatts (400 kW).
C-class auditors may conduct energy audits
a. in buildings or building units without limitation in square meters
b. in heating systems without limitation,
c. to air-conditioning systems without limitation.

COST OF ENERGY PERFORMANCE AND ENERGY AUDIT CERTIFICATE
According to the Ministry of the Environment and Energy’s decision, the auditor and the owner reach an agreement on the costs. Based on this decision we offer HUGE DISCOUNTS to our customers without compromising the quality of our work.
It is important to note that the cost of the certificate for an entire apartment building is 50% of the price for each individual apartment.
